Occupancy Rules:
We do not allow parties of any kind at this house. We are very strict with noise, and it is monitored 24/7.
There is no smoking at or on this property at all.
*Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and fined $2500.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 8 cars allowed at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the renter on file or person of the vehicle. You must display the parking pass in all vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Ascending to the second level, the heart of the home reveals an expansive kitchen and dining area that seamlessly connects to a lively pool table and bar. This level also includes two comfortable living rooms, each with its own fireplace, providing the perfect ambiance for cozy gatherings. Guests can easily access the backyard from this level, where a hot tub awaits, promising an exceptional vacation experience for families. The third level showcases a well-appointed layout featuring Bedroom 3 with a queen bed, while Bedrooms 4 and 5 each offer king beds.   Overall the experience was a good one. Booking was easy, location was fantastic. Quick drive to S Lake Tahoe and to Incline village. It snowed pretty good the night before we arrived. Driveway was snowy and being steep that was concerning- but not slick. Plenty of bedrooms and bathrooms. Nice kitchen. Lots of stairs and steps. We don’t have anyone with mobility issues so we were fine- but just be aware.

  It was a gorgous house , will stay there again , only had a few issues , first night as we were
  Going to bed we found a bat , called the 24 hr phone but nobody answered till the next day.. took me about 4 hrs to finally catch it.., there were mice in the house ... then the send day we got another bat in another room we could not catch it so we had to sleep on sofa...hopefully rental place can make it right with some type of discount ...other then that it was a nice place ..could not use the barbecue it was nasty dirty

    Thank you for your review. We want to clarify a couple of points from your stay. After a full inspection only hours after you called us, no bats were found in the home, and we’ve confirmed there is no ongoing issue. While we understand wildlife can be a part of Tahoe living, we do everything possible to maintain a secure and comfortable property for our guests. As for the barbecue, the home now has a brand new BBQ for future guests.

  This property is beautiful but there are some issues that I feel need to be addressed. Since there is no a/c, it would've been nice if all the windows had screens and every room had an available floor fan. Also, the home theater was basically useless. We couldn't figure out how to play a movie (and we had some pretty tech savvy women with us). The property owner did offer to come out, but we told them not to worry about it. Maybe some instructions on how to use the system would've been nice. 1 of the pillows had mold all over it, and the floors were really dusty. There was no hot water in 2 of the showers. We let the owner know but a plumber didn't show up until our last full day and could only fix 1 of the showers. Some of the recliners in the living room and theater did not work properly. Overall, I think this property is in desperate need of maintenance and some TLC. The location of the property is great! Close to Zephyr Cove and the strip. Riva's restaurant is a must!
